East Beverly takes its name from its position on the eastern side of the Rock Island Railroad tracks that split the larger Beverly community area in two, a distinction residents have drawn for generations even without official city recognition. Beverly itself was part of the Village of Washington Heights beginning in 1874, annexed to Chicago in 1890, and developed as an exclusive streetcar suburb once the Rock Island Railroad's suburban line was completed in 1889, its route tracing the Blue Island Ridge, the highest natural ground in Chicago.

That rail line still defines East Beverly today. A string of small commercial districts grew up around its stations at 91st, 95th, 99th, 103rd, and 107th Streets, each still anchoring its own stretch of the neighborhood, and Interstate 57 now runs along the community's eastern edge, carrying the same traffic the railroad once did.
