Lakewood-Balmoral takes its name from two of the streets running through it, part of the twelve-block district developer John Lewis Cochran purchased in 1890 as his "Third Addition to Edgewater." Unlike Cochran's grander lakefront mansions built for Chicago's elite, this inland parcel was marketed to the city's emerging middle class, with smaller lots and homes advertised in an 1893 World's Columbian Exposition guide as part of the "prettiest little suburb in Chicago."

Cochran prohibited apartment buildings and flats on the district's residential streets for at least two decades, a restriction that helped preserve the neighborhood's mix of English Gothic, Queen Anne, Prairie, and American Foursquare homes largely intact. That architectural integrity earned Lakewood-Balmoral a listing on the National Register of Historic Places in 1999, and the Berwyn Red Line station still carries residents downtown from nearly the same spot where buyers once detrained to tour Cochran's model homes.
