Parkview is a planned residential community in South San José, developed primarily during the 1970s and 1980s on land that was part of the agricultural fringe of the Santa Clara Valley before postwar urbanization. The neighborhood takes its name from the cluster of parks — Parkview I, Parkview II, and Parkview III — that are woven throughout the residential streets, giving it the park-facing character that distinguishes it from typical suburban tract development of the same era. This design intention, unusual for the period, gave Parkview a quality of green space access that has defined its identity ever since.

The neighborhood's southern edge abuts Martial Cottle Park, a 287-acre former family ranch converted into a public park by Santa Clara County Parks. The Cottle family farmed the land for generations, and the park preserves agricultural education programs and open farmland — a working remnant of the Valley of Heart's Delight that once stretched across South San José. The park's trails, community gardens, and San José Agricultural History Museum provide residents with a direct connection to the orchard landscape that preceded the neighborhood's construction. The Capitol VTA Light Rail station provides transit access to downtown San José.
