Princeton Park was built in 1944 as a subdivision of low-cost row houses and townhomes in the northwest corner of the Roseland community area, developed by banker and real estate developer Donald O'Toole with architects Holsman, Holsman and Kelkamp. Originally laid out between 91st and 95th Streets and Wentworth and Harvard Avenues on former Dutch farmland, the project was marketed exclusively to Chicago's Black community during the Second Great Migration, making it the first established Black neighborhood in Roseland. The development received support from Mayor Edward Kelly despite opposition from some existing residents.

Just to the east, the Lilydale section — originally built starting in 1942 by Black contractors Matthew Goodwin and "Duke" Hodges as low-cost brick homes for defense workers — has since been absorbed into the broader Princeton Park designation, with about twelve original blocks still standing. The neighborhood's boundary later extended east to State Street, now the route of the Dan Ryan Expressway, while Wentworth Avenue continues to mark its western edge.

From wartime defense housing to one of Roseland's founding Black communities, Princeton Park's rowhouses carry a history of persistence worth wearing on your own block.
